Appraisals may be required for any type of property whenever real estate is sold, mortgaged, assessed, insured or developed.

UNDERSTANDING THE PROPERTY APPRAISAL PROCESS

Rayner & Associates Appraisal Institute of Canada (AIC) designated real estate appraisers are highly-trained and qualified property valuation professionals. They will provide you with an impartial written estimate of opinion of the value of any property you might be considering purchasing or selling such as a home, a recreational property, a farm or investment property.

The appraiser will work with you to:

  • Schedule an inspection time which will take approximately 20-40 mins depending on the size of the property.
  • Collect information of the property and take photographs of the interior and exterior of the property.
  • Gather information regarding important features of the property such as date of construction, dates of major renovations or additions, and extra features.

The individual who requests the appraisal is the client. Only the Appraisal Institute of Canada (AIC) member’s client is authorized to receive a copy of the report.

Often when a report is completed for mortgage lending purposes, the homeowner is required to pay the appraisal fee, but the appraiser’s client is the lending institution.

As per the Appriasal Institute of Canada’s (AIC) Canadian Uniform Standards of Professional Appraisal Practice, any discussions or disclosure of information contained in an appraisal report to any third-party, including the person who paid for the report, must be done with the consent of the appraiser’s client.
